
Paul Revere Village is a self-managed Townhouse Condo Community consisting of 98 units, most of which are owner occupied. Paul Revere Village is located in Millbury, Massachusetts. The complex was constructed in the mid - 1980's. Each townhouse offers 1,320 square feet of living space (not including the finished basement) with a garage, 2 bedrooms, 1.5 baths, fireplaced living room, dining room, fully applianced kitchen, driveway, deck (most units) and a front and back yard. Utilitity services available include town water, town sewer, electricity, phone, cable TV as well as fiber optic high speed internet, TV and telephone services. The monthly condominium fee of $170 includes all common area maintenance (landscaping, snow removal, rubbish removal, exterior building components, etc.) as well as insurance. All of this makes it seem just like a single-family house without the headaches. Please be aware that there has been recent vandalism and entry into cars parked at Paul Revere Village and nearby areas. Be sure to lock your vehicle and refrain from leaving items like iPods, phones, GPSs and cash in your vehicle. Help your neighbors by reporting any suspicious activity.

We will have a FREE Trash Pickup Day Monday June 6 following the Yard Sale and a SWAPFEST Saturday and Sunday June 4 & 5.
Leave any good condition household items that others may be able to use at the end of your driveway- everyone welcome to walk around and take any items before trash day! ANY items (furniture, paint, computers, tvs, gas grills) can be disposed of at NO additional cost to you!

5/13 - It’s Spring Cleanup Time at PRVA!
Our landscapers have begun and they need your help! NOTHING can be stored under your deck- Remove any items that may have been there this winter. Cleanup any debris or personal items around your unit and please bring in your garbage cans promptly.
Garbage cans or trash barrels are not to be left outside.
Dog owners- please patrol your area and clean up any dog feces.
Always clean up after your dog PROMPTLY OR BE FINED!
4/6 - Grill Use on Decks
With the weather getting warmer more people will soon be using their grills. Please be sure to place your grill away from both the deck divider as well as the vinyl siding. Both can be damaged by the heat from a grill.
2/9 - Snow Removal From Roofs
Snow removal from the roofs will begin Thursday morning, February 10 at 8am. Contractors will arrive at 7:30 am to set up. They estimate about 3-4 buildings per day will be completed. They will also work on Saturday and Sunday.
We will do our best to notify homeowners in advance of when your unit will be worked on.
Homeowners, be aware that once building is being worked on, you should communicate with contractors on the ground if you want to come out of your unit, as snow and ice will be flying off the roofs.
Keep you car out of the driveway and away from the building while work is in progress. If you car is in the garage, you are advised to leave it there until the work is done. Grills should be brought closer to house while roof is being scraped and then moved away from house once roof is complete.

2/5 - If your unit has sustained interior water damage from the recent snowstorm, contact the Board via email with a description of the damage. I will be compiling the information to turn into our insurance company as one claim to our master policy. The insurance company will be contacting you, the homeowner, to make arrangements to assess the damage.

Mandatory Outdoor Water Conservation
Mandatory outdoor water restrictions are in effect. Outdoor watering is allowed on an odd/even basis between 6PM and 9PM using hand-held watering devices only. Failure to comply with the mandatory restrictions will result in a written warning for the first occurrence. Subsequent violations can result in termination of water service with termination and restoration fees ranging from a minimum of $50 to $325 depending on the time of day, day of week and holidays. 3/27 - Toys and Bikes are NOT to be left in Common Areas
The board has received numerous complaints about childrens toys and bikes being left in the common ground areas. These common ground areas are for the enjoyment of ALL the residents and are not to be cluttered with childrens toys and bikes. Parents are to ensure that their children's toys are picked up from the lawn each evening.
Additionally, if toys and bikes are left out the lawn care contractors will NOT mow that area. If they fail to see the toys it could result in damage to the toys, their equipment and possibly cause harm to the contractor or nearby residents. Pick up after your own children. It's unreasonable to expect your neighbors or the lawn care contractors to do your job.
As this has been a recurring problem the board will begin levying fines against those owners who fail to abide by the rules and regulations. See the PRVA Rules and Regulations, 'Use of Common Grounds'.
Also, along similar lines, no items are to be stored under your deck. Pools, children’s toys and all other items which might be there temporarily during the warm weather must be stored inside the unit of garage during the cold weather months. Please refer to the PRVA Rules and Regulations, 'Decks'.
3/24 - 2010 Census
I'm not going to tell you how important the 2010 Census is as I'm sure you've seen the commercials, but I did find it interesting that you can see the census participation rates for each community at the 'Take 10 Map' on the US Government's 2010 Census webpage. As of this posting, Millbury is ahead of the average participation rate for the Commonwealth of Massachusetts.

2/26 - Infrared Thermal Imaging
We recently elected to have an energy audit of our townhouse to find further ways in which we could save energy. In my experience of performing various handyman tasks around our unit I discovered that there are certainly areas where insulation and weatherstripping are lacking. Not wishing to poke around in the walls blindly I contracted with a company that specializes in Infrared Thermal Imaging. Using a camera that is sensitive to infrared the technician was able to see areas where insulation is missing in the walls or where weatherstripping isn't doing its job. The company provided us with a detailed report pointing out each of the trouble spots which will make it easy for me to zero in on fixing those areas to minimize expensive heat loss.
We used a local company called "Infrared Hi-Tech Solutions" which is highly recommened by reviews posted on Service Magic. If anyone has any questions about our experience feel free to email me.

2/14 - Changes to PRVA Rules and Regulations
Nothing is to be attached, hung, glued or drilled holes into the new siding
This includes thermometers, nameplates, and garden hose holders as well as anything else not mentioned. Any violation of this will result in an immediate $200 fine and the homeowner will be responsible for the cost of replacing the siding including materials and labor. There will be no registered letters indicating a warning if the Board finds that the homeowner is in violation of this rule. The homeowner will also be assessed a $25 fine for each day that the item remains up.
New satellite dish approval must be obtained PRIOR to dish placement in writing to the Board
Satellite dishes may not be mounted to the exterior of the building, resulting in holes through the new siding. Please work with the Board to obtain the proper approval. If the Board is not notified in writing prior to installation then the homeowner will be assessed a $200 fine, and will be responsible for the cost of replacing the siding including materials and labor. The homeowner will also be assessed a $25 fine for each day that the satellite dish remains up.
An informational packet containing the new rules will be delivered to each unit owner soon.

Winter Parking Restrictions
A reminder that the Winter parking ban means NO parking on the incoming side of Bunker Hill Road between 1:00am and 6:00pm, December 1st through April 1st.
NO PARKING IN THE CUL DE SACS FROM THE FIRST SNOWFLAKE UNTIL THE PLOWS ARE DONE.
MOVE YOUR CAR AND CLEAN IT OFF WHEN THE PLOWS COME- THEY WILL NOT BE BACK A SECOND TIME-
The Board is actively enforcing the restriction of commercial vehicles. Commercial vehicles are not allowed at PRVA per our condominium documents.

12/17 - Millbury Savings Bank -
The Association has again chosen Millbury Savings Bank for financing—most recently when insurance proceeds didn’t quite cover the cost of our ice storm damage. We’re happy to report that our experience with the bank has been so overwhelmingly positive, that we’ve agreed to endorse them on our Web site as well as to allow them to reach out to residents.
You’ll be receiving a letter from the bank’s president that explains the benefits of doing business with a local bank like Millbury Savings. We ask that you consider them the next time you need financing or other banking services.

11/15 - NOTE: Please refrain from parking in your driveway during the period when D. Light is residing your building. Having to work around a car in the driveway only slows the work crew down. You also risk damaging your tires via nails, screws and other debris. Please park in the auxilary parking areas while they are residing your building.

10/28- It came to may attention during the Annual Meeting tonight that many emails sent to the board@paulreverevillage.com address were not being forwarded to the board. The last message that was forwarded properly was sent on Oct 6th. I have manually forwarded all of the "stuck" emails sent since then.
I'm currently investigating why the email was not forwarded. Until I am satisfied that the automatic forwarding is working properly I'll check the board inbox daily and manually forward any emails as necessary. I'm sorry for the inconvienience if you sent the board an email this month after October 6th and have been waiting for a reply. If you have not had a response to a recent email, please resend your question to the Board.

9/18 - Siding Update!
D. Light and Sons Siding Co., Inc. has been chosen as our contractor to replace the vinyl siding on our buildings.
Work will begin early October and will begin with 1-4 Lexington. You will be notified by a note in your door when your building will be sided. Letters are being put in your door or mailed to you with more information.
Homeowners have the option of removing their air conditioner sleeve at this time at no cost to the homeowner. If there is no air conditioner in the sleeve – the sleeve will be removed.
D. Light is offering to replace windows and garage doors at the time your building is being sided at a SUBSTANTIAL DISCOUNT. You also qualify to take advantage of the new tax deduction, up to $1700! You will NEVER have a more convenient time to replace your windows and garage door! A price list for these services will be distributed.

8/27 - Reminder: Proof of Chimney Inspection due by October 1st.
Each owner is responsible for providing the board with a receipt for their chimney inspection by the due date of October 1st. To date the board has received receipts from only a very small number of owners. This inspection requirement is for your safety. Penelties may be assessed against owners who fail to comply with this requirement.

PRVA Parking Regulations to be ENFORCED
The board has elected to start fining residents of PRVA who violate the association's parking policies.
1. Commercial vehicles are not allowed at any time unless it is a vendor doing work. If you have a work vehicle do not even bring it home for lunch.
2. No parking on any sidewalks or on any streets (except along Bunker Hill Road). Alert your guests!
Violation will result in a daily fine of $25.
2/22 - I've added a new feature to the PRV website. It is a property page where owners who are attempting to sell their unit can provide a short summary of their unit as well as contact information for their realtor to include a direct link to their property listing on their realtor's website.
